To increase the supply of affordable housing, Carmarthenshire County Council has included a condition in the planning consent and this property is one of the properties affected. What this means to prospective buyers is that only "Qualifying Applicants" can buy the property. Qualifying applicants will be

* Cannot afford to fund a mortgage that would allow them to buy a home suitable for their needs on the open market and
* Are able to finance the cost of the affordable home through a mortgage and deposit and
* Are current residents of Carmarthenshire or
* Work in Carmarthenshire but live in a neighboring County or
* Have a long-standing local connection with Carmarthenshire. Ie people who have previously lived in Carmarthenshire for a period of at least 10 years or people with parents who live in Carmarthenshire
Interested applicants should register on Carmarthenshire County Councils waiting list for affordable housing. The Council will then ask for financial documentation including:
* 3 months wage slips
* 3 months bank statements

* A copy of a mortgage certificate in principle.

Once the council have received this information they will 'qualify' applicants and if successful the applicants can then go ahead and deal direct with the developers to buy the property. The Councils involvement ends there, and they do not hold any stake in the property
When the buyer wants to sell they cannot sell on the open market they have to sell to someone we have 'approved' for qualified housing. The price of property will be 30% lower that the open market value. This rule will also apply when applicants wish to sell on the property.
