A small block of tranquil FREEHOLD AMENITY WOODLAND with good rural views extending to 0.092 Acres or thereabouts, within approx 1.5 miles of the Cothi Valley village of ABERGORLECH and only an approx 11 minutes drive of the popular village of BRECHFA. The woodland has excellent access being set on the side of a council maintained lane and is the site of the old stone built Penygarn Sunday School - now long derelict. As the woodland is outside the village boundary we believe there is practically no prospect of obtaining Planning Permission which means that Tenders submitted “Subject To Planning” will not be considered. The northern and western boundaries both adjoin private woodland or grazing land.

LOCATION & DIRECTIONS

This small parcel of woodland is peacefully situated at O.S. Grid Ref. SN 574 316 adjacent to a council maintained "C" road approx 1.5 miles outside the Cothi Valley village of Abergorlech. Brechfa is approx 11 minutes away by car while the County Town of Carmarthen of approx 25 mins drive away. From CARMARTHEN take the A40 east (as if heading towards Llandeilo). After approx 5 miles, turn left in NANTGAREDIG onto the B4310 and proceed through the villages of FELINGWM ISAF, FELINGWM UCHAF and BRECHFA. After driving through BRECHFA, proceed for a further 4.5 miles into ABERGORLECH and turn right over the pretty stone bridge just before the Black Lion. Continue along this lane for approx 1.5 miles and the amenity woodland will be seen on the right a few hundred yards after Henffordd and opposite the Yellow grit bin.

2) The total area is calculated as approx 0.092 Acres ie just under 1/10th of an acre. If the exact area is important, interested parties are advised to satisfy themselves that this figure is accurate before submitting a Tender.
3) Although the land for sale is near Henffordd, please note that the land does not belong to Henffordd.
4) We understand that the area for sale is marked on the Planning Authority's Unitary Development Plan (UDP) as being outside the village boundary and the assumption therefore is that Planning Permission will NOT be granted. This means that Tenders submitted “Subject To Planning” will not be considered
5) The creation of a hard-standing will require planning permission as this will be a new access onto a public road. The planning authority will take into account the visibility splays, protection of the hedgerow etc.
