A small block of FREEHOLD peaceful riverside AMENITY WOODLAND extending to 0.461 Acres or thereabouts, within approx 2 miles of the popular village of Myddfai and only approx 9.3 miles from the Tywi Valley town of Llandovery. The woodland is next to an unmade track and vehicular access is either very poor or non-existent. As the woodland is well outside the village boundary we believe there is no prospect of obtaining Planning Permission which means that Tenders submitted “Subject To Planning” will not be considered. The northern and southern boundaries are either adjacent to private woodland, the unmade track or the river Clydach.

LOCATION & DIRECTIONS

This 0.46 Acre block of amenity woodland is quietly set at OS Grid Ref SN 759 281 next to an unmade track approx 2 miles from the village of Myddfai. Llandovery is approx 9.3 miles away while Llandeilo is approx 10.6 miles away. WILL INTERESTED PARTIES PLEASE NOTE THAT THE TRACK IS NOT SUITABLE FOR MOST VEHICLES. WE SUGGEST PARKING AT THE TOP OF THE LANE AND WALKING DOWN TO THE WOODLAND FOR SALE. From Carmarthen, take the A40 east as if heading towards Llandovery. At Llandeilo, turn left (still on the A40) and after approx 6 miles turn right at the roundabout (onto the A4069) and head into the village of Llangadog. In the village centre, keep left at the Black Lion and after approx 100 yards turn right into Heol Pendref. After approx half a mile (passing the Rugby Club on the left and a graveyard on the right) bear right onto an unnamed road and continue for approx 1.8 miles. At this small junction bear left and proceed over a small bridge, proceed for approx 1.2 miles before turning left on a sweeping right hand bend. Continue along this paved road for approx half a mile and we recommend that you park on the right hand verge (just before the cattle grid) before walking down the unmade track before the cattle grid. After approx 200 yards the woodland will be on the left immediately before the first ford. Please refer to the boundary plan.

4) We understand that the area for sale is marked on the Planning Authority's Unitary Development Plan (UDP) as being outside the village boundary and the assumption therefore is that Planning Permission will NOT be granted.
